There is good reason the world’s richest people choose to invest in commercial real estate. Historically, it provides a higher return on investment than the S&P 500. It also provides tax benefits with depreciation.
The rewards of commercial real estate investment are easily seen just driving around Grand Rapids. If you live in the West Michigan area, you may not even realize how many of the buildings you drive by or walk through are owned by CWD Real Estate Investment. According to CWD’s website, their firm alone owns more than three million square feet of retail and urban office real estate in West Michigan, including several downtown properties, as well as shopping centers such as Cabelas in Grandville, Rivertown Circle, Breton Village, and Gaslight Village.
Who is CWD? Its three principal owners are some of the wealthiest people in Grand Rapids, including Dan DeVos. In the sports business, DeVos is CEO of the Grand Rapids Griffins and Chairman of the NBA’s Orlando Magic. In Michigan, his company also owns and operates Fox Motors and Fox Powersports, retail automotive and powersports groups representing 41 manufacturers at 28 locations in Michigan and the Chicago area. The other partners of CWD, Sam Cummings and Scott Wierda, have been staples in West Michigan real estate development and made millions through their efforts.
It is often assumed that real estate investment is only a possibility for millionaires. You might read the description of an investment firm like CWD and think, “I don’t have a name like DeVos, so purchasing commercial real estate is out of the question for me.” But, in fact, the mission of Element Property Soluons is to dispel this myth and make commercial real estate investment a reality for the average person.
Element Property Solutions was established with the primary focus of finding people who are interested in investing in commercial real estate, but may not have the experience, capital, or me to put a deal together. I work to form groups of investors — allowing them to invest a share that is realistic for them — and, with their input, purchase quality, local investment properties. My goal is to make commercial real estate investment accessible to more people while handling all of the details and hassles of management so that they can enjoy the passive income from a high-quality investment.
The goal is to invest in our community with people from our community — to spread wealth by making commercial real estate investment a possibility for more than millionaires.
